Wealthy New Yorkers Flee to Suburbs in Fear of Communist Mamdani’s Housing Agenda

New York City’s suburban housing markets are experiencing a surge of activity as the mayoral election approaches on Nov. 4, according to Realtor.com.
Zohran Mamdani, an anti-Israel communist leading in the polls, has made housing reform a central part of his campaign. His proposals are unsettling many affluent residents, prompting a wave of interest in suburban alternatives.
Westchester-based real estate agents Zach and Heather Harrison of The Harrison Team at Compass say they’ve noticed a direct shift in behavior from Manhattan buyers.
“We are absolutely seeing a correlation between Zohran Mamdani’s surprise win in the Democratic primary and an uptick in real estate interest in Westchester,” the couple told Realtor.com. “Since the summer, nearly every buyer from the city we have taken out to see homes in Westchester has mentioned the mayoral election as one of the drivers for shopping in the suburbs.”
According to The Harrison Team, sales contracts in Westchester County have climbed 15% since Mamdani’s primary win in June compared with last year. Local brokers have already dubbed the spike the “Mamdani effect.”
“The current environment is giving buyers and investors a reason to reconsider their next real estate move, and turning to Westchester as the main attraction,” the Harrisons said.
Still, moving north doesn’t mean saving money. Westchester’s median home price stood at $729,999 in August; well above the U.S. median of $429,990.
Mamdani’s housing blueprint includes a $100 billion investment over ten years, with the creation of 200,000 publicly subsidized, rent-stabilized units.
He has also vowed to freeze rents on existing rent-stabilized apartments, double funding for the New York City Housing Authority, and fast-track projects that deliver 100% affordable housing.
To fund these initiatives, Mamdani has proposed a 2% tax on annual incomes above $1 million. His campaign says the measure could generate $4 billion annually to support universal childcare and expanded housing programs.
“I’d say taxes are the No. 1 priority for buyers considering a move to Westchester in light of the mayoral election,” said Zach. “In today’s work-from-home world, many people do not need to be in the office five days a week. So when you can move toward greater space, community amenities, and affordability that the suburbs offer, it really becomes an easy decision for most buyers.”
Critics caution that Mamdani’s plans could accelerate an exodus of the city’s top earners. Fox News host Sean Hannity, who now lives in Florida, issued his own warning earlier this year.
“If they want to go with Mamdani as the mayor of New York City, I invite you all to come and broadcast your show as I do, originate your show in the free state of Florida,” Hannity said in July on Fox & Friends. “Because there is going to be a mass exodus out of the state of New York, the likes of which we have never seen.”
“Our buyers have cited their concern around the risk of higher taxes, as well as safety. New York City residents are taxed at a resident income tax rate of 3.078% to 3.876%, on top of state and federal taxes,” the Harrisons noted. “One of the great things about Westchester County is that, unlike in the city, nearly all of our towns (with the exception of Yonkers) have no resident income tax.”
